Residential Energy Audit | identify

With ever-rising energy prices, home owners are trying to find ways to make their homes more energy efficient.  Some options might include:

•having an Energy Audit of their home to help pinpoint energy inefficiencies

•installing energy efficient appliances - like Energy Star rated appliances

•energy efficient windows or installing window treatments (like solar film or shades)

•adding solar energy technology to their homes

•lowering/raising thermostat temperatures to use less energy

•installing more energy efficient heating or cooling systems

•switching to alternative fuel sources or green power sources

•finding help from their utilities to pay their bills

•identify potential air leakage points in/out of the house

While we offer various services, the optimal path to your energy freedom is to identify, modify and apply.   Our Energy Audit, Weatherization and Solar services are our flagship energy services that achieve this objective by bringing you savings, comfort and sustainability…the right way…the first time.

An Energy Audit helps you identify ways to save energy by detecting harmful and costly energy issues.  We then recommend a corrective course of action.  All of our thorough energy audits are performed by certified professionals.  M2M Energy emphasizes a whole-house approach to reducing energy bills and improving the comfort, health, safety, and durability of buildings.  Our evaluators are certified through the Building Performance Institute (BPI) as Building Analysts.  Building Analysts focus on the house-as-a-system concept where the house’s components interact with each other.  These components include heating, ventilation and air conditioning systems and the building’s envelope – the foundation, walls, and roof.

An M2M Energy audit consists of utilizing the following equipment based on the audit level requested.

Blower Door: exaggerates building envelope air leaks
Duct Blaster: measures duct pressure
Combustible Gas Detector: checks for gas leaks
Combustion Gas Analyzer: checks gas efficiency
Boroscope: fiber optic camera for inaccessible areas
Infrared Camera: measures thermal heat

Your Energy Auditor will spend 2-3 hours with you going through your home taking a close look at attics, crawl spaces, basements and mechanical equipment of your home.  The auditor will share observations and insights where your home has room for improvement.  This is a learning experience for home owners, giving them insight into how there home and its “systems” work together as a whole.  The results of your Energy Audit will be compiled into a comprehensive report that will address issues specific to your home and detail strategies to improve your homes energy performance.   This report can be used to map out where to spend money on efficiency upgrades over a short or long period of time.

RESIDENTIAL ENERGY AUDIT SERVICES

Level 1: Energy Audit Analysis & Report

Comprehensive report produced from inspection of heating, ventilation, air conditioning, building envelope, health and safety hazards.  Includes improvement recommendations, description of low-cost and no-cost improvements, resources for suppliers.

Level 2: Blower Door Test + Level 1

Together with Level 1, Level 2 is a thorough inspection of building envelope's air tightness with blower door equipment.  Test can determine additional air leaks unable to identify during the standard inspection and can also be used to test if improvements have been properly and accurately installed.

Level 3: Infrared Scan + Level 1 & Level 2

All-inclusive energy audit including a thermal infrared scan.  Performed with the latest in IR technology, a thermal infrared scan can detect "invisible" ineffiencies such as missing insulation behind walls and ceilings, water damage, hazardous electrical components, etc.

Energy Audit or a HERS RATING?

Rating the energy efficiency of homes has been used primarily by home builders who want to market their new homes as being energy efficient.  This rating system has not been readily adopted by owners of existing homes and their realtors because older homes are less energy efficient than new ones, and therefore get lower grades.  The majority of older homes would score somewhere between 40 and 70, depending on their age, whereas a home built today should score at least 80.  If the home scores 86 or higher, it is considered an Energy Star rated home.

An Energy Audit is designed specifically for owners of older homes who want to upgrade the energy efficiency of their homes, rather than grade them.  With a more detailed report, quick access to low-cost financing, a low price tag, and more inspectors to do the energy audits, energy audits are an excellent choice for owners or buyers of older homes, whereas rating remains the choice for builders of new homes.
