An Energy Audit helps you find ways to save energy by detecting harmfulandcostly energy issues. We then recommend acorrective course of action. All of our thorough energy audits are performed by BPI certified professionals. M2M Energy emphasizes a “whole-building” approach to reducing energy bills and improving the comfort, health, safety, and durability ofbuildings. We focus on the building-as-a-system concept where the building’s components interact with each other. These components include heating, ventilation and air conditioning systems and the building’s envelope – the foundation, walls, and roof. With the energy audit complete we have identified ways to improve your building to become more efficient thus saving money and adding comfort. With energy issues identified you may now begin to modify your building with low or no-cost improvements identified in the energy audit recommendations.

COMMERCIAL ENERGY AUDIT SERVICES
 
Level 1: The Walk-Through Audit

The walk through audit is what the name implies. It is a tour of the facility to visually inspect each of the energy using systems. It will typically include an evaluation of energy consumption data to analyze energy use quantities and patterns as well as provide comparisons to industry average or benchmarks for similar facilities. This audit can yield a preliminary estimate of potential savings and provide a list of low cost saving opportunities through improvements in operational and maintenance practices. The Level 1 audit is also an opportunity to collect information for a more detailed audit in the future if the preliminary savings potential appears to warrant an expanded scope of auditing activity.

Required Items to be provided by client:

• Provide (2) two years of utility energy data for each type of fuel source, (gas, electric, oil propane, etc). This can be obtained from your utility company or service provider.

• Mechanical, electrical and architectural drawings and specifications for the original building as well as any additions or remodeling work that may have been completed.

 

Level 2: The Standard Audit

The standard audit will quantify energy uses and loses through a more detailed review and analysis of equipment, systems and operational characteristics.  This analysis may also include some onsite measurement and testing to quantify energy use and efficiency of various systems.  Standard energy engineering calculations are used to analyze efficiencies and calculate energy and cost savings based on improvements and changes to each system.  The standard audit will also include an economic analysis of recommended conservation measures.

Required Items to be provided by client:

  • Provide information as indicated in a Level 1 audit
  • Provide equipment / personnel schedules
  • Provide list of all unconditioned space
  • Occupancy description
  • Existing heating and/or Air conditioning run-time schedule
  • Existing equipment maintenance and operation schedules
  • Existing equipment operating manuals
  • Future building plans

 

Level 3: Computer Simulation

The Level 3 audit will include more details of the energy use by function and a more comparative evaluation of energy use patterns.  This is accomplished through use of computer simulation software.  The auditor will develop a computer simulation of building systems that will account for weather and other variables and predict year round energy use.  The auditors’ goal is to build a base for comparison that is consistent with the actual energy consumption of the facility.  After this baseline is built, the auditor will then make changes to improve efficiency of various systems and measure the effects compared to the baseline.  This method also accounts for interactions between systems to help prevent overestimation of savings.
